HOA Dues
Monthly installments of the Annual Assessments are due on the first day of each month. Direct-deposit arrangements may be made with the Property Manager. If the monthly installment is not paid within 30 days after the due date, the assessment is delinquent and shall bear interest from the date of delinquency at the interest rate equal to the lesser of (a) the maximum amount permissible by law or (b) 21% per annum. If an assessment is delinquent, the Board may assess a late fee each month of $100. The Association may bring legal action against the Owner who is obligated to pay the same or foreclose the lien against the subject Condominium Unit. Interest, costs and reasonable attorneys' fees of any such action shall be collected as assessments.

Your HOA dues include gas (including unit gas), water, sewer, trash, landscaping, cleaning and maintenance of common areas including the garage, entry, and elevator. The dues also cover repairs and maintenance of major buildings systems including common plumbing, electrical, HVAC, and mechanical systems; contract services such as landscaping, trash removal, elevator maintenance and snow removal; administrative services including accounting, legal, and audit services; property insurance; and capital reserves.
Replacement Keys
Additional access devices can be obtained through Market Street Management. If you are renting your unit, please coordinate the replacement through your owner. Market Street Management must have the permission of the unit owner before they can distribute extra access devices. Additional devices are subject to the charges below:
Keys - $10 each
Fobs - $20 each
Garage Remotes - $50 each
Windows
The windows in Swallow Hill are "double hung" windows, which allows them to be easily cleaned by residents without going outside. Unit owners are responsible for washing and maintaining windows, including any necessary repairs or replacements.
To access both sides of the window:
- Find the two little tabs on the top of each pane and press them inward toward the center of the pane. This releases the top catch.
- Tilt the top of the pane inward, keeping the pane level horizontally. You now have access to the other side for cleaning.
Both the top and bottom panes can be slide up and down. To clean the top pane, pull it down, and repeat the steps above to release it.
Replacement windows may be obtained from Jeld-Wen, the original provider of windows for Swallow Hill. Obtaining and installing replacement windows are the responsibility of individual unit owners. Owners may be entitled to replacement windows at a prorated discount through the warranty provided by Jeld-Wen.
Rules and Regs
Moving in and out of units requires that the owner of the unit provide notice to Market Street Management at least 24 hours in advance of the move.
Every move into the building requires a $200 move-in fee, which will be billed to the unit owner. Once notification of a move is received, the management company will place padding in the freight elevator and provide you with a way to stop the elevator to make your move easier.
All moves must be done using the back alley entrances, rather than the front doors. Please help us keep up appearances by not hauling goods through the front entryways.
On balconies and upper decks, the only allowable grill is one that can be connected to the external gas supply or electric outlet provided on each unit's balcony or deck. Grills with liquid propane (LP) gas containers larger than one pound are prohibited on balconies and upper decks. LP gas containers larger than one pound are allowed on ground floor patios when there are no balconies directly above or within ten feet. Charcoal grills, smokers, fire pits and chimaeras are not permitted.
When in question, always observe Denver Fire Code-Section 308.1.4 - OPEN FLAME DEVICES:
"No gas-fired grills, charcoal grills or other similar devices used for cooking, heating, or any other purpose, shall be used or kindled on any balcony or under any overhanging portion or within 10 feet (3 m) of any structure."
Your fellow residents at Swallow Hill kindly ask that you respect the quiet hours between 10:00pm and 8:00am Sunday through Thursday, and 11:00pm to 8:00am on Friday and Saturday.
